Older roofing shingles and wood shakes typically have a 15- to 30-year lifespan depending on the quality of the shingles, whether your home gets a lot of shade, and how well the roof was installed to begin with. Direct sunlight, weather/wind, and poor roof deck ventilation are all factors in terms of how long a roof will last.

Though most of the shingles we use today have lifetime warranties, they didn’t a decade ago. Most of the time 12 years is a good rule of thumb to go by. At that point, check for these warning signs:

• Shingles that curl
• Loss of the asphalt granules
• Evidence of leaking on ceilings
• Cracked or discolored interior walls
• Decaying or missing shingles
• Visible cracks
• Broken or damaged shingles

If a residential roof is over 15 years old, we recommend you call us out for a look. Sometimes damage isn’t visible to the untrained eye on the ground, and catching it early can avoid expensive interior repairs in the future.

Several factors determine the cost of a new roof:

• the quality and professionalism of your roofing contractor;
• the brand, type and grade of roofing shingle you select;
• the size of your roof;
• the shape and slope of your roof line..

Don’t choose a roofing contractor on cost alone. Price should be a factor, but not the only one you should consider. Quality roofing materials and workmanship have value.
